JOB DESCRIPTION

EQUIPMENT CARETAKER

Caretaking responsibilities are to be shared by both equipment and buildings and grounds caretakers and include, but are not limited to:

  1. Security of Property, Residences & Boat Transportation on assigned days. Secure all boats at night when on duty.
  1. Maintain boats in clean condition – it is the responsibility of the “on-duty” Caretaker providing boat transportation to clean boats at the end of each day. Execute major cleaning when needed. Report any mechanical or other problems with boats to Sterling Decker.
  1. Proper securing and tie-down of all boats during large tide changes and inclement weather.
  2. Maintain and power wash docks by replacing bumpers, cleats, dock lines, and handrails as needed.
  3. Responsible for scheduling and working with buildings & grounds caretaker on all projects such as:
    1. major planting
    2. major cleanup after storms
    3. hurricane preparedness
    4. cleaning garages
    5. transporting quantities of mulch to island
    6. heavy lifting
    7. black top patching
    8. helping with catered events
  1. Blow cart paths, Dock House roof and tennis court clear of leaves.
  1. Weekly cleaning of Pool, Spa, and Bird Bath.
  2. Spray for mosquitoes.
  3. Fertilizing/water/weed plants.
  1. Keep weeds sprayed on paths and tennis court.
  2. Mow grass areas as required.
  3. Rake beach as required.
  4. Adjust sprinklers as needed to conserve water.
  1. Replace interior bulbs, fixtures, and repairs as needed. Sustain inventory of bulbs and parts for all lighting systems.
  1. Monitor office machines and maintaining supplies.
  1. Routine maintenance and monitoring/inspection of water heaters, ice machines and transformers, etc.
  2. Daily perimeter checks of island property.
  1. Collect and dispose of trash from all buildings and take to shore for disposal.
  2. Collect washed up trash from perimeter of Island.
  1. Check path lights and all other exterior lighting. Replace bulbs when needed.
  1. Pressure clean wooden deck, tile decks, brick areas, and docks in fall before Season, and other times as required.
  1. Schedule and coordinate Safety and Fire Drills twice yearly.
  1. Run errands, mail or shop as requested by Assistant Manager, General Manager or Owners/Guests.
  2. Assist other Caretaker(s) with miscellaneous projects and responsibilities.
  3. Any other duties as assigned by Assistant Manager, General Manager, or Owners.

 Equipment caretaker is primarily responsible for the care and maintenance of all boats, golf carts, tractors, and other heavy machinery, including but not limited to:

  1. Fuel and oil boats and gas cans as needed.
  1. Proper boat storage and security in summer and during hurricane season.
  1. Maintain and service boats: ProKat Twin Hull 24 and Carolina Skiff.
  2. Make repairs on engines as needed (5% contracted to mechanics), plus electrical and mechanical repairs. Maintain trailers – bearings, tires, etc.
  3. Maintain, repair, and service John Deere tractor.
  4. Maintain, repair, and service Vermeer Brush Chipper.
  5. Maintain, repair, and service Pumpkin Key Fire Fighting Equipment, twice yearly.
  6. Service, sharpen, and repair all small engines and tools, including but not limited to: lawn mowers, chainsaws, leaf blowers, hedge trimmers, pole trimmer machine, mosquito sprayer on trailer, pressure cleaners, air compressors, generators, shop vacuums, etc. Maintain minimum parts (spark plugs, filters, wheels, etc.)
  7. Clean, maintain water in batteries, air in tires and service golf carts on Island and at the Basin House.
  1. Schedule HVAC contractor for quarterly checks of all systems.

Repair or change bird bath, pool and spa pumps as needed (leaks, etc).
